PLEASE TAKE NOTICE that the Planning Board of the Village of Montgomery will hold a Public Hearing on March 27, 2019 at 7:30 p.m. or as soon thereafter as can be heard at the Village Board Room, 133 Clinton Street, Montgomery, NY on the application of Montgomery Group, Inc. and 212 Ward St., LLC for lot line changes, amended site plan approval and an amended special exception use permit for properties located at 212, 220 and 228 Ward Street. The applicant proposes to increase the size of the lot with the existing private school, through a lot line change, with a part of the property located at 220 Ward Street, to create a parcel that is approximately 2 acres in size. The applicant intends to construct a two-story, approximately 6,800 square foot building on this same lot to be used as an addition to the existing private school. The new building, its accessory parking and outdoor recreation area and the re-configuration of the existing parking lot require amended site plan approval. In addition, the use of the new building as a school requires an amended special exception use permit. In addition, the applicant proposes to combine the remaining vacant property located at 220 Ward Street with the property located at 212 Ward Street through an additional lot line change. The subject properties are designated on the Village Tax Maps as Section 203, Block 1, Lots 12.212, 11 and 12.12. The subject properties are located in the B-1 (Neighborhood Business) zoning district.
Copies of the subdivision application, site plan application, special exception use permit application and related documentation are on file in the Village Clerk's Office for review during regular business hours.
At the above date, time and place, all interested persons will be given a reasonable opportunity to be heard. Written comments will be received by the Board no later than March 27, 2019.
